What Running CKS Projects Has Taught Me About Building Well

Good carpentry makes a good house. It does not, on its own, make a good building company. What I brought from large-scale commercial work was an appreciation for planning, systems and management, and running CKS Projects has only made that clearer.

Why does a building company need systems as much as skilled trades?

A residential builder is running several jobs, dozens of trades and hundreds of owner decisions at once. Without clear systems for scheduling, contracts, selections and communication, even skilled trades end up waiting on information. In my experience, the owner feels a missing system long before they see a problem in the work itself.

Before CKS Projects, my career included large-scale commercial projects, where I developed skills in planning, systems and management. That background is a large part of how I think about running a residential company.

Why do clear roles make a better build?

Owners get better service when they know who to ask. At CKS Projects, the roles are defined: Eliesha Keenan is Contract Administrator, Kirsty Moore handles selections and admin, Matt Fairweather is Carpenter Foreman, and Craig Nixon looks after office admin and accounts. The full team is on the CKS Projects about page.

I hold the Qualified Supervisor Certificate and am the company’s Nominated Supervisor on the NSW register, so responsibility for supervision is not ambiguous either.

What did I talk about on the Professional Builders Secrets podcast?

I was a guest on Professional Builders Secrets, the Association of Professional Builders podcast, in Episode 78: “Transforming A Building Company Overnight With Keiron Moore”. The conversation is about changing how a building company runs; the episode itself is the best record of what was said, so I would rather you listen than read my summary of it.

What should homeowners ask about how a builder runs?

Owners should ask how the company runs, not just what it has built. A gallery shows finished work; the answers to these questions show how the job will feel while it is being built.

  • Who will be my day-to-day contact, and who supervises the site?
  • How and how often will I get updates?
  • How are variations priced and approved?
  • When do selections have to be made?

For a neutral explanation of what a build involves stage by stage, Home Construction is the reference.
