The approach
You fall in love with the outlook and pay for a design. Then the geotech, stormwater and slope come back, and the house has to move, shrink or be redrawn.
Provisional sums win the job. Variations recover the margin. The number you signed isn't the number you pay.
You meet a sales rep. Months later a supervisor who wasn't in the room is on site, working from notes.

How I work
Four steps, in that order, on every job.
I walk your block for 45 minutes: slope, frontage, access, zoning, water. You leave knowing whether your plan holds up, and what it will take if it does.
Bring your own architect or use the CKS design-and-build team. I read plans the way a carpenter does, so buildability problems get fixed on paper, where they cost nothing. DA and CDC approvals are handled.
One fixed number. No provisional sums used to win the job and clawed back later. The contract number is the number.
Demolition to handover under one contract, one team and one phone number. CKS takes a limited number of builds at a time so I stay close to each one.
Featured build
A knockdown rebuild on an escarpment block most builders would walk away from.
The site sat in an escarpment slip zone, with water running beneath it and a main road close to the boundary. The structural engineering and stormwater strategy had to be resolved before the house could go where the owners wanted it.
The result is a split-level home set into the natural fall of the block. Downstairs: polished concrete, a recycled brick feature wall and timber stairs. Upstairs: polished timber floors and timber ceilings, arranged around the ocean and the escarpment.

About Keiron
I came up through construction and carpentry, and spent years on large-scale commercial projects before moving into residential building. My first NSW contractor licence predates 2005. I knew how to build. Running a building company turned out to be a different trade.
“I always considered myself a bit of a numbers guy, but I soon learnt that I wasn't across my numbers as much as I should have been.”
So I rebuilt how the company runs: proper costings, fixed-price contracts, and a cap on how many builds CKS takes at once.
